Short-Term Continuous Monitoring Radon Tests

We also offer radon testing in addition to our home inspections.

Radon is a naturally occurring, radioactive gas that is colorless, odorless, and tasteless, formed by the decay of uranium in soil and rock. Radon decay particles can remain in lung tissue and cause illness and cancer. Because radon is the second leading cause of lung cancer in the U.S. (and the leading cause for non-smokers), the EPA and the Illinois Emergency Management Agency (IEMA) strongly recommend that all homes be tested

Our short-term continuous monitoring radon tests utilize an electronic device, called a Continuous Radon Monitor (CRM), to measure radon levels in real-time over a period of 48 hours. These monitors use a detection chambers to sample the air hourly. This high-frequency sampling allows the device to track fluctuations in radon concentrations caused by changes in barometric pressure, wind, and temperature. We utilize small digital monitors that are placed on tripods in the lowest livable space in the home and above any additional foundations (including slab-on-grade and crawlspaces).

Our team will coordinate with agents or sellers to set up these devices either prior to or during the a inspection and arrange to return after 48 hours to retrieve them. Upon retrieval, clients will receive a clear and comprehensive report via email that provides the average radon reading as well as information regarding the atmosphere in the home at the time of the testing. The report will also outline EPA recommendations based on the results.

  • Action Level: You should take action to mitigate your home if radon levels reach 4.0 pCi/L (picocuries per liter) or higher.

  • Consider Mitigation: Even if levels are between 2.0 and 4.0 pCi/L, the EPA suggests considering mitigation, as any exposure carries some risk.

  • Regular Testing: Test your home every two years, or after any major renovation or lifestyle change (such as finishing a basement).

  • Real Estate: Illinois law requires sellers to disclose known radon hazards, and the EPA recommends that buyers always have a professional radon test performed before closing on a home.

This service can be added on to an inspection for an additional fee. We also offer radon testing in isolation.

North Shore Inspect Fee Structure:

1-2 Devices - $250

+ $50 for any additional devices needed*

*For example if a home has multiple foundations and requires 3 testing devices, the fee would be $300.
